Official description
1. Overview of Proposed Works The proposed works comprise essential external maintenance and minor refurbishment to the front and rear elevations of a Grade II listed building. All interventions are carefully designed to preserve and sustain the building’s historic character and architectural significance, in accordance with best practice in building conservation. Front Façade Repainting: The entire front elevation will be repainted in its existing colour scheme, following the careful removal of flaking or deteriorated paint. Removal will be undertaken using non-invasive, conservation-appropriate techniques to ensure that the underlying stonework is not damaged. No alterations to the stonework itself are proposed. Window Maintenance (Front and Rear Elevations): All timber-framed windows will be thoroughly inspected. Existing paint will be gently stripped back where deteriorated, joints will be repaired as required using like-for-like materials (i.e. timber matching the existing species and profile), and all frames will be repainted in the current colour and finish. Glazing is to be retained unless cracked or damaged, in which case it will be replaced with like-for-like panes. Historic glass, where present, will be preserved. Metal Railings Refurbishment: The metal railings bordering the front pavement will undergo careful refurbishment. Layers of deteriorated paint will be stripped using appropriate manual or low-impact methods to avoid damage to the original ironwork. Once cleaned and prepared, the railings will be repainted in black to match the existing finish. Any minor repairs to the ironwork will be undertaken using traditional techniques and compatible materials. 2. Conservation Rationale These works are considered routine cyclical maintenance and are being proposed in response to the gradual weathering and degradation of external finishes over the past 10 years. No new features are being introduced, and no existing historic fabric will be removed or obscured. All materials, finishes, and colours will match existing specifications to ensure continuity and respect for the building’s character. The approach taken is conservative, and interventions will be the minimum necessary to prolong the life of the building’s fabric without compromising its heritage significance. 3. Method of Execution and Access All works will be carried out from fixed scaffolding, erected in accordance with health and safety regulations. Where required, permits such as pavement licences will be obtained from the Local Authority prior to commencement. 4. Current Use and Occupancy The building is currently in exclusive commercial use, comprising office accommodation across all floors. The proposed works will not affect the internal layout or use of the building and will be scheduled to minimise disruption to occupants and the surrounding streetscape.
