Official description
- Installation of resin floor finishes, skirtings, and trims to the previously stripped-out lower staircases of Staircores 4, 5, 6, and 7, covering approximately three storeys. - Replacement of lighting within all six staircores with modern fittings of a similar style, along with rewiring and refixing of existing fire alarm systems to meet current fire safety standards. - Localised repairs to ceramic tile wall finishes within staircores, using a specialist restoration contractor (e.g., Magicman), carried out on a like-for-like basis to match the original tiles. In most cases, an invisible repair finish can be achieved; however, based on heritage guidance and past experience, a visible difference may be intentionally left to allow future identification of the repair. The repair process includes: Removing damaged edges and surface defects using a hand sander. Colour-matching and applying body filler to replicate the tile’s profile using precision spreading tools. For invisible finishes (where appropriate), further works include hand-matched acrylic paint application using an airbrush, followed by the application of a protective lacquer. This approach results in a durable, hard-wearing finish while respecting the conservation requirements of the listed building. Product data sheets are available to support the methodology and materials proposed. - Removal of redundant tenant mechanical services and associated suspended ceiling coverings following completion of validation surveys. - Like-for-like replacement and/or repair of damaged stone floor tiles within the staircores, addressing cracking and chipping to restore the original character and condition of the flooring. - Upgrading of existing door ironmongery within the staircores to ensure full statutory compliance (including fire safety and accessibility) while preserving the building’s historic character. Installation of fire exit signage only where required, using reversible fixing methods wherever possible and designed to minimise visual intrusion into the historic fabric. Final locations of both signage and ironmongery will be confirmed in consultation with the conservation officer to ensure full compliance with listed building consent requirements.
