Official description

This application is for any changes relating to the internal configuration of the living spaces in the rear of the property, as well as some changes to the windows. No extension to the property is sought, however, this application proposes an outhouse at the back of the garden, where there will be no impact to the neighbouring residents. The materials have been selected to match the existing and have minimal impact on the appearance of the property. The works to the existing flat will comprise of: Replacing the glazing of the existing three windows in the bay at the front of the property, that currently have faux-leading, with clear glazing. Replacing the existing window on the side elevation, that currently has clear glazing, with frosted glass for privacy as the bathroom will be relocated here. Introducing a glazed skylight within the flat roof of the existing rear extension. This will have a minimal black metal frame and grey roof flashing will be selected to match the existing colour. On the rear elevation, the existing window and door on the existing extension will be partially filled and clad in a white render finish to match the existing. A wider opening will be introduced to allow for a full height double door glazed opening to the rear private garden. This window will be a white u-PVC double glazed window with no additional glazing bars. The works will also include the erection of an outbuilding in the rear garden which will have a total footprint of 16sqm, which will include a 9.1sqm office space, with an adjacent shed (3.2sqm). The maximum height of this outbuilding will be 2.5m and feature a flat roof and the outbuilding will be clad in black timber. A glazed bifold door will provide access, light and ventilation to the space, and this will be black u-PVC double glazing with no additional glazing bars. A timber clad door for the shed will be minimal in structure, allowing this to blend seamlessly into the elevation. Boundary treatments will remain unaffected by the proposal.
