Official description
Proposed alteration to the existing front boundary wall at 122 Old Brompton Road. The existing wall is constructed in traditional brickwork and forms the principal boundary between the property and the public highway. The wall is approximately 735mm high, whereas neighbouring front boundary walls within the terrace range from approximately 1,140mm to 1,360mm, resulting in a noticeable inconsistency along the street frontage. The proposal is to raise the existing wall to a height broadly consistent with neighbouring boundary walls. This is intended to create a more coherent relationship with adjacent frontages while maintaining the traditional architectural character of the streetscape. The works are confined solely to increasing the height of the existing wall; no alteration is proposed to the building line, the property footprint, or the relationship with the highway, and there is no extension to the dwelling itself. The existing wall would be carefully extended using brickwork selected to match the existing wall in colour, texture, bond and mortar wherever practicable. Existing architectural detailing, including the coping stones, would either be retained and repositioned at the new height or replaced with matching materials where this is not possible. Any existing railings or metalwork affected by the works would be retained where possible, or reinstated to match the existing appearance. The property lies within a designated Conservation Area, and the proposal has been developed with full regard to this context. The design adopts a traditional approach using high-quality materials and detailing that reflect the existing boundary treatment and the wider architectural character of the terrace, and is intended to preserve and enhance the character and appearance of the surrounding streetscape. The proposal improves the security of the property by providing a more robust front boundary, reducing the ease of unauthorised access from the highway. It responds to the property's location on a busy section of Old Brompton Road, where there is high pedestrian activity throughout the day and evening, by creating a more secure and clearly defined boundary. It improves the privacy and amenity of the occupiers without altering the character of the streetscape, and provides a boundary treatment more consistent with neighbouring properties where taller walls already exist. It also reduces litter and other items being thrown into the front garden from the footway, an issue experienced at the property due to pedestrian activity in the area. Overall, the proposal is a modest and sensitive enhancement to the existing boundary, using matching materials and traditional detailing to improve security and residential amenity while respecting the character of the property, the terrace, and the Conservation Area.
