Works are the replacement of roof tiles and lead guttering to repair repeated and serious leaks. All attempts at ad hoc repairs have failed to prevent ingress of water and water now regularly runs into both top floor bedrooms below the lead gully. Scope of works to be undertaken by roofer as follows: 1. Supply scaffold access to front elevation with temporary roof for works. 2. Supply hoist for lifting. 3. Strip existing roof covering and remove from site. Clean down ready for new works. 4. Supply and fix code 5 and 7 lead in boxgutters laid on building paper underlay fixed with copper ring shank nails. 5. Supply and fix breather felt membrane to Pitched areas with treated battens fixed with galvanised fixings. 6. Supply and fix new natural Spanish slate to Pitched areas fixed with copper nails. 7. Supply and fix concrete hip tiles. 8. Supply and fix code 4 lead flashings to all abutment walls fixed with lead wedges 9. Repairs cracked chimney stack.
