Repair and maintenance works to a Grade II listed residential property. The proposed works comprise renewal of the existing roof coverings and waterproof finishes due to age, deterioration, membrane punctures and previous water ingress. The existing roofs comprise: • Roof 1 – mastic asphalt roof system with liquid-applied waterproof coating • Roof 2 – GRP (glass reinforced plastic/fibreglass) roof system with liquid-applied waterproof coating • Roof 3 – mastic asphalt roof system • Roof 4 (Main Roof) – fibre cement slate roof covering The proposed works comprise replacement of the existing roof coverings and waterproof finishes on a like-for-like basis. In accordance with pre-application advice received from RBKC, alternative modern waterproof membrane systems may also be considered where there is no material change to roof height, build-up, profile, parapet heights or external appearance. The applicant would also like to reinstate sedum/vegetated roof coverings to Roofs 1 and 2, which historically incorporated vegetated roof coverings. No alterations are proposed to the roof structure, roof form, drainage arrangements, parapet walls or principal appearance of the building. No extensions or demolition works are proposed.
