Restoration, repair, and upgrading of the lodge and entrance features. The proposal involves no material structural alterations, extensions, or adaptations. Detailed Scope of Works: Entrance & Gates: Specialist masonry repair to the griffin gate finial, render remediation, and refurbishment/redecoration of the cast iron gates and lighting. Lodge External: Chimney and masonry repairs, replacement period-appropriate windows, doors, fascia, and portico bargeboards, with new rainwater goods and ground gullies to prevent flooding and damp. Lodge Internal: Replacement of failed ceilings and plaster with insulated finishes, ground floor insulation, new floor coverings, a replacement staircase/handrail, and targeted joinery replacement. Services & Fit-out: Installation of a period-style kitchen and bathroom, full redecoration, and procurement of period hearths for decommissioned wood-burning stoves.
